Kosara Residence Complex is located in the upper part of the town of Bansko at the border with Pirin National Park.Cosy apartment are provided, located in the fabulous natural environment. The position provides free spaces, wonderful panorama, quietness and peace. The project is developed with the purpose of investments in real estates with quick return in the wonderful resort and ski center – town of Bansko. The residence has its own sport, recreation and entertainment centers, an all-the-year-round swimming pool, sunny terraces and gardens of an area approximately 1 500 sq.m, beautifully planted with rare mountain plants endemic of the Pirin national park. The ski apartments will be constructed in accordance with the latest trends in the design, construction and operation of this type of hotels in view of ensuring a quality tourist service in compliance with European criteria. Apart from the basic requirements for any building, as prescribed by effective regulations, the additional standards will be taken into account while constructing Kosara Residence apartment Complex.
PROPERTY MAINTENANCE
We take care of the common areas and all the facilities at Kosara Residence. A property maintenance fee of 6 EUR/m2 per year will be collected for 1 year in advance. The fee is based on the total residential area and is fixed for a period of 3 years. An agreement stipulating the terms for the property maintenance will be provided to each investor.
The maintenance agreement will include the following main clauses:
• 24-hour maintenance of the complex: security-guarding, cleaning and maintenance of common areas - corridors, staircases, lifts, roof, facade, courtyard, planting • Maintenance of all installations next to the entrance of your apartment: electrical, water supply and sewerage, heating and hot water, computer installations, TV and Internet, fire-alarms, emergency lighting, anti-lightning, etc. • Electricity for all lifts and lighting of common areas • Free of charge hotel service from the "Reception desk" and "Ski room" departments for the apartment owners. • Administrative and management expenditures • Immediate intervention in case of any breakdowns and emergencies in your apartment • Insurance of all common areas
Bansko is the fastest developing and one of the most popular winter resorts in Central and Eastern Europe. It is located in southwestern Bulgaria (160 km south of the capital Sofia), at the foot of one of the most beautiful Bulgarian mountains – the Pirin Mountain.
PIRIN NATIONAL PARK is acknowledged as a part of the world natural heritage and in included in the list of the Convention for the Preservation of the World Cultural and Historical Heritage. PIRIN NATIONAL PARK occupies a considerable part of the beautiful Pirin Mountain, which was compared by the Slavic people upon their settling here as their God Perun, whose name is in the basis of the modern name of the mountain. This small part of paradise comprises venerable spruce-white fir forests, wide pine-scrub formations, mountain meadows and sharp peaks, deep circuses and emerald lakes.Thanks to this unique nature, Pirin National Park is acknowledged as a site of world significance, and with order of UNESCO in 1983 it is included in the Convention for the Preservation of the World Cultural and Historical Heritage.
